The Aiea Sugar Mill had been operated as a co-op among the the Hawaiian Sugar Planters since 1900. Amfac/JMB ceased sugar operations on Oahu in 1995. The result was a shut-down of the Mill. A local, very successful, entrepreneur purchased the Mill in the hopes of:
- Moving his corporate headquarters into the old mill
- Moving his manufacturing operations (silk-screened T-Shirts) into the mill
- Initiating a tourist attraction, showing how sugar was grown, harvested, converted to molasses
- Refined into granulated sugar
Due to the collapse of the, "Japanese Bubble," he was not able to fulfill his dream. His Lender selected The Harris Company to step in as the Development Manager, and turn the old sugar mill into an industrial subdivision. The Harris Company:
- Provided Pro-Forma
- Construction Costs
- Schedules
- Cash Flows
- Negotiated of Construction Financing
- Managed Design and Engineering
- Managed the Construction Phase
- Negotiated of Payment Applications and Change Orders
- Prepared Loan Draw Requests
